Two engineers in helmets examine blueprints on a grassy site, with one pointing. A building with a red roof is visible in the background.

You’ve picked your floor plan. And you’ve even started picturing where the couch will go. But before your new modular home arrives in all its factory-built glory, there’s one crucial step that sets the stage for everything else: site preparation.

Think of it like prepping a canvas before painting. Without a smooth, solid base, even the most beautiful design won’t hold up. With each site there are a unique set of challenges to handle proper site prep isn’t just important; it’s essential.

At American Living Inc., we’ve helped Michigan homeowners get this step right for more than 50 years. So, whether you’re building in Grand Rapids, Holland, Ludington, or right here near our Jenison Model Center, we’ve seen it all—and we’re here to make sure your new home starts on the strongest possible foundation.

Step-by-Step: Preparing Land for a Modular Home in Michigan

White house with black-trimmed windows, porch, and gabled roof set against autumn trees and clear blue sky. Shadow on sandy foreground.

Every property is different, but here’s a general roadmap to guide you from raw land to ready-to-build.

1. Evaluate and Plan Your Site

Before even breaking ground, we offer a free site evaluation to assess slope, soil type, access, and utilities.

American Living’s team can help review your site plan early—catching all those small issues now can save you big headaches later.

2. Clear the Land

Time to give your future home some breathing room.

Clearing involves removing trees, stumps, brush, and rocks from your building area. It’s also the stage where you’ll map out your driveway, septic system, and any outdoor features you plan to add later.

3. Excavate and Grade

Excavation sets the stage for your foundation.

The ground needs to be level (or properly sloped for drainage) and compacted to prevent settling.

Note that Michigan’s sandy or clay-heavy soils can each pose their own challenges. Clay, for instance, expands when wet and contracts when dry—meaning it needs extra attention to compaction and drainage.

4. Modular Home Foundation Preparation in Michigan

Here’s where things get serious.

Michigan’s frost line sits around 42 inches deep, meaning your foundation must extend below that to avoid frost heave—when frozen ground expands and pushes structures upward.

Our customers choose between:

  • Full basements (great for storage and added living space)

  • Crawl spaces (cost-effective and still a nice conditioned space)

Your choice here will depend on your site conditions, preferences, and as well as local building codes. And don't worry, our team will guide you!

5. Install Utilities and Drainage Systems

Water, power, sewer, gas. These need to be planned early so that connections line up perfectly when your modular home arrives.

Meaning, if you’re building in a rural area, this might include installing a well or septic system.

Michigan Modular Home Site Prep: A Quick Checklist

Flowchart for Michigan Modular Home Site Prep with six steps: Untouched Land, Site Evaluation, Excavation, Foundation, Utilities, Access Road.

To make it easier, here’s a simple checklist to keep your project on track:

✅ Soil test and site evaluation

✅ Land clearing and tree removal

✅ Excavation and grading

✅ Foundation excavation and pour

✅ Drainage setup

✅ Utility trenching (water, electric, gas, sewer)

✅ Driveway or access road prep

✅ Final inspection and compaction

And yes— it sounds like a lot. But that’s where the right partner (hint: us!) makes all the difference.

How Long Does Site Preparation Take in Michigan?

Timing depends on factors like your lot’s size, complexity, and weather.

On average:

  • Site evaluation & permits: 1–3 weeks

  • Land clearing: 1 week

  • Excavation & grading: 1–2 weeks

  • Foundation: 2–4 weeks

That means you’re typically looking at 4–8 weeks total for full site prep—being ready for your modular home when it is done being built in the factory keeps our timeline on track.

Michigan Weather, Frost Lines & Other Local Considerations

Now, if there’s one thing Michigan homeowners know, it’s that the weather can be… unpredictable. From freeze-thaw cycles to spring flooding, site prep here requires special attention to:

  • Frost protection: As mentioned, your foundation must go below the frost line to avoid heaving.

  • Drainage: Michigan soils often vary from lot to lot. Some drain quickly, others hold water like a sponge. Grading and proper backfill prevent long-term moisture issues.

  • Access routes: Country lots or winter builds may need temporary roads or gravel paths to allow heavy equipment access.

This is where experience matters. And it’s why so many Michigan homeowners turn to American Living Inc. for guidance. We don’t just drop off a modular home; we help you prepare, plan, and perfect every inch of the process.
